This article relates to the SA105 UK Property (Landlord) Module

I can’t add income/expenses — the Property list is blank

  • You must first add at least one property under Manage Properties.
  • Ensure the property is marked as Active.

My property doesn’t show up in the drop-down

  • Check that it is marked “Active” in the Manage Properties list.
  • Refresh your page after adding a new property.

I entered the date but got an error

  • Only formats DD-MM-YYYY or DD/MM/YY are accepted.
  • Example: 01-06-2024 or 01/06/24.

I accidentally entered the wrong record

  • Use Delete to archive it.
  • Then re-add with the correct details.

Categories look wrong

  • The Property Expenses ledger uses a fixed list (set by HMRC).
  • Unlike “Self Employment”, you can’t create custom categories.

I want to track deposits separately

  • Use Description (e.g. “Deposit retained”).
  • If it’s taxable, enter it as Property Income.
